Situation
Matcott Manor is located on the rural outskirts of the pretty village of Sutcombe. Sutcombe offers a village hall, a primary school, a church and mobile library. For more extensive facilities Holsworthy is only 6 miles away and is a historic market town as mentioned in the Domesday Book. It has a thriving outdoor Pannier Market on a Wednesday, along with one of the largest weekly cattle markets in the South West. It caters for everyday needs and incorporates a Waitrose supermarket, bakers, banks, butchers, chemist and a range of craft shops and deli’s. Holsworthy also has a nursery and preschool, Holsworthy Community School, a Post Office and a couple of public houses.

There are a variety of schools in the area, both independent and state schools. Independent schools include Shebbear College, West Buckland School and Kelly College. There are state schools at Holsworthy, Torrington and Bideford.

Matcott Manor lies within Tarka country, where the Tarka Trail follows the River Torridge to Braunton. The coastline of North Devon is easily accessible from Sutcombe and is popular with surfers and walkers following the South West Coastal Footpath. The sandy beaches of North Devon and Cornwall are spectacular and Lundy Island is reached by ferry from nearby Bideford.

Matcott Manor
Matcott Manor is an extremely elegant property with origins thought to date back to the early 19th Century. It has been modernised and renovated to an extremely high standard by the current owners making a superb family home. There are a wealth of period features throughout including sash windows, light and spacious rooms, cornicing, attractive period fireplaces and exposed wooden flooring in some rooms.

Steps lead up to the front door and through into the spacious entrance hall. This links through to the rear hallway, were there is a cloakroom, boot room and access to the cellars. The drawing room and dining room are positioned at the front of the house and both rooms are incredibly light and well proportioned. The drawing room boasts exposed wooden floors, a woodburner with a slate surround and cornicing. The dining room also boasts a woodburner with a slate surround and enjoys a dual aspect. The family room has a dual aspect with a door leading out to the gardens. The kitchen/breakfast room offers a range of upper and lower storage units, a Stanley Range Cooker, a further Baumatic oven and five gas hobs above, slate flooring and a rear aspect. Adjoining the kitchen is a utility room/pantry with plumbing for a washing machine etc and a rear aspect. There is also a connecting door from the kitchen leading through to the cottage.

On the first floor there is a spacious landing area, with a large sash window at the half landing level allowing in a great amount of light. There are five bedrooms on the first floor, two of which have ensuite shower rooms, and a well-appointed family bathroom with a WC, hand washbasin, bath with shower connected, a heated towel rail and a glazed rear aspect. An adjoining door and passage via bedroom 5 leads through to the cottage. This easily incorporates the cottage accommodation into the main house or has the benefit as a single contained unit if preferred.

The second floor is currently used as storage and as a gym. However, there is great scope to convert this into further accommodation if required, subject to all the necessary planning consents.

The Cottage
A private courtyard area leads to the entrance of the cottage. On the ground floor there is a kitchen/breakfast room with a dual aspect, a range of upper and lower units and a Debut by New World oven with four hobs above. There is also an attractive sitting room with a Village woodburner and a pretty aspect over the front and rear gardens.

On the first floor there are two bedrooms and a shower room.

The current owners use The Cottage as an office and for guests. However, it could easily be used as a self contained cottage depending on prospective purchasers requirements.

Accommodation
The accommodation is laid out over three floors in the main house and over two floors in the cottage. It can be seen on the floor plan and the selection of photographs within this brochure.

Gardens and Grounds
The gardens surround the property on three aspects, and are mainly laid to lawn with magnificent rural views over rolling countryside and out towards Dartmoor. The gardens are mainly south facing and incorporate flower borders, a small woodland copse area and a timber store.
