The Land
The land extends in total to 3.163 acres (1.28 hectares) of primarily broadleaf plantation of beech trees but with some oak, holly, ash and conifers interspersed primarily through the south and mid sections of the land. There are also some more open areas particularly to the southern end of the land where there is a good covering of ground vegetation which is understood to transform into flora and fauna habitat during the summer months.
Access is via two approx 10'0 wooden gates directly off the adjoining Teign Valley road which runs along the full length of the western side of the land and the southern gateway leads to an off road parking area for multiple vehicles. The northern gateway is currently less used but could be more opened up if required.
The land benefits from direct frontage onto the River Teign which runs down the eastern side of the land and the Beadon Brook bisects the land towards the southern end itself feeding into the River Teign. The northern section of the land is slightly more steeper and east facing overlooking the river.
To the south is an approx 6'6 x 15'0 temporary wooden store/structure on concrete blocks used for storage which is set within a more open area of the land.
The land/woodland offers continued woodland/habitat or amenity use subject to any consents or permissions that may be required.

The land benefits from natural water from streams and river that run through and adjoining the land. There is no mains water or electric currently connected to the land.
