East Horsley

4 bedroom property for sale

Guide price £2,250,000

A double fronted, tile hung, character family home located in a quiet private cul-de-sac within a short walk of East Horsley village centre and station on an approximately ½ acre plot. Effingham Common is only a few minutes away and is ideal for dog walking and cycling.
The property has been extended and refurbished by the current owners who have created a modern family home whilst retaining much of the character of the original including solid oak latched doors throughout.
The main hub of the house is the superb L-shaped kitchen/dining/family room with a wide arch through to a more formal lounge. An inset, double sided wood burning stove, between the lounge and kitchen area, is a wonderful focal point.
The bespoke hand made kitchen exudes quality with an excellent range of units including a larder cupboard and concealed drinks making station. There is also space for an American fridge/freezer and range style cooker plus an integrated dishwasher. The substantial island has breakfast bar seating for casual meals and plenty of space for a large table for more formal dining. Leading off the kitchen is the utility room with extra storage cupboards, plumbing for a washing machine and door to both the cloakroom and to the side.
The two sets of triple opening bi-fold doors and twin roof lights flood the room with light. There are two more reception rooms at the front of the house, one with sliding oak doors connected to the lounge and the other a stylish snug with a full width fitted unit with space for a wall mounted TV.
Upstairs, off the spacious landing, is the master bedroom suite with built-in wardrobes and a designer ensuite with walk-in shower and contemporary floor standing bath. Bedrooms 2 and 3 mirror each other being dual aspect and of excellent size. Bedroom 4 is a smaller double room. These are serviced by the family bathroom with a separate shower and bath.
To the front of the house there is a block paved carriage driveway that gives access to the detached double garage with a superb gym/home office with views down the garden attached at the rear.
The substantial rear garden is another highlight and has a sunken terrace beyond a lawn, perfect for entertaining, that enjoys the sun all day long. Beyond is a concealed heated above ground pool before the vegetable patch and dedicated children's play area at the rear.
Please note that there is scope to extend the house further both to the side or up into the loft stpp.
