Top tip to a client: Buying and selling property can be a stressful process so it's important to choose an agent with experience that you trust will always have your best interest in mind. You will need to make sure the company you instruct is active in your immediate area as this will ensure you get the best possible exposure and price for your home. Other than that, I'd recommend having a for sale board and presenting your home as best as you can for viewings. If I'm honest, I always think it's better if the sellers are not home for the initial viewings as it is far less uncomfortable for both parties. As a result, we'll be able to come back to you with far more accurate and constructive feedback.
