Holm Farm, Coldridge

4 bedroom property for sale

Guide price £595,000

Looking for the Devon "Good Life", well look no further, a pretty 4 bedroom former farmhouse with 3 acres, stables and planning for an annexe conversion, it's a fantastic position and self contained on one plot.

Holm Farm is a most attractive Grade II Listed thatched country property set in approx three acres of gardens and paddocks, located in a beautiful part of rural mid Devon enjoying much peace and tranquility being well away from main roads, yet accessible for the surrounding villages (with their amenities) and the town of Crediton.   The property stands high and enjoys truly magnificent rural views across adjoining rolling Devon countryside, with the hills of Dartmoor National Park to the southwest. It is worth noting that the property is attached at the rear but is approached via its own drive and therefore feels, for all intents and purposes, detached. It would suit a range of buyers and is currently set up for equestrian use but really could be used for a variety of lifestyles.

The former farmhouse offers substantial four bedroomed character accommodation presented in first class condition having been completely renovated yet retaining the 16th Century character one would expect.  It is full of period features including two inglenook fireplaces, and a wealth of carved exposed ceiling beams and part of the original staircase etc. Unusually for a rural property, the central heating is provided by a mains gas system, and the attractive large farmhouse kitchen with gas fired Aga and gas hob is sure to be the hub of the home. Two of the bedrooms have shower facilities plus a family bathroom to the first floor serving the other two. The living room has double doors opening on to the garden and there is a separate dining room too.

The gardens and grounds are a wonderful feature of the property and perfect for those interested in equestrian and gardening. There are secluded lawns with well stocked flower beds, shrubberies and trees, the paddocks are in two sections plus a very productive vegetable patch with raised beds and gravelled pathways, complete with a poly-tunnel.  There are numerous seating areas and ample parking. The main access is from a quiet country lane into a gravelled driveway and parking area which dissects the gardens and paddocks leading to a large newly built barn complex comprising of 2 stables, tack room, 22' feed store/barn and a 27' multipurpose barn with water and power. This part of the building benefits from planning permission to convert into an annexe to the main house and details can be found on the Mid-Devon planning website under reference 18/01965/FULL.

COLDRIDGE is a secluded, undisturbed village not far to the north of Dartmoor National Park. Until the early 1900s it was known as ‘Coleridge’ – it is thought to mean the “ridge where charcoal is made”, a sound conclusion, and once where there were wooded hills, now lie green pastures. It rests along the epic ‘Two Moors Way’, a trail that runs from Devon’s South to North Coast – more than an idle wander. For access to a comprehensive choice of facilities the town of Crediton is 9 miles away, a short trip. The nearest train station is Morchard Road, 4 miles away – this sits along the Tarka Line that twists through some of the most scenic parts of Devon, through open country and hidden gorges from the City of Exeter all the way to Barnstaple.
