CREDITON

3 bedroom property for sale

Offers in the region of £239,950
From the town centre turn right opposite the parish church into Dean Street. At the end of Dean Street turn left and the property to be sold will be found a short distance along on the left hand side. Alternatively if arriving from the Exeter direction and on entering the town proper turn left into Park Road and the property will be found on the right hand side through a pretty archway and behind a substantial rendered wall.

On the market for the first time in over 35 years this is a rare opportunity to purchase a rather handsome detached house which provides pleasant accommodation but which would benefit from further enhancement and modernisation. The potential, however, for the creation of a most comfortable family house is enormous.

The property occupies a well regarded level position with the town's amenities being within easy reach yet at the same time very accessible for access to the A377 which provides an easy route into Exeter if required.

The accommodation currently provides two reception rooms both of which look out on to the rather private front garden, kitchen/breakfast room with view through to the rear garden together with a rear garden room/study further to the rear. On the first floor there are three bedrooms and a bathroom which appears to have the original cast iron 1930s bath. Many of the windows have been replaced with upvc double glazed units and there is partial gas central heating installed. At the rear of the house there is a further good sized garden which has been well looked after over the years and is very productive. Beyond the garden there is open ground over which this house enjoys an extremely pleasant outlook.

Crediton is an old mid Devon market town with a wealth of history being situated just 7.5 miles north-west of the cathedral city of Exeter and with the M5 motorway some 4 miles further on. The town is surrounded by unspoilt farmland in an area of great natural beauty. There is a regular daily bus service to Exeter plus trains every hour to Exeter and Barnstaple and a local town bus which covers most urban areas. The town is most famous for its ancient parish church and for being the birthplace of St Boniface in 680 AD. It has excellent schooling facilities at both senior and junior levels and a sports and leisure centre incorporating a superb swimming pool. The town has an excellent selection of shops with a Morrisons and large Tesco superstore/petrol filling station.
