The Land

Lot Two (outlined in blue on the enclosed plan) is situated to the north of the A607 and extends to approximately 13.48 acres (5.45 hectares) of permanent pasture grassland. The land is enclosed by post and barbed wire fencing and benefits from access via slip roads to both the eastern and western parcels situated on either side of Craftsmans Way. The two parcels are linked by an underpass beneath Craftsmans Way, providing convenient access for both pedestrians and livestock.
If purchased as a whole access can be gained between the two Lots via a right of way over a track and underpass below the A607 as shaded yellow on the attached plan. This right also provides the slip lane access onto the A607 from Lot 1.
Neighbouring Land is accessible via Lots 1 and 2. The Purchaser(s) will be required to replace the gates within three months of completion with a post and rail fence and suitable back fence.
