Introduction
Here is an interesting opportunity to acquire approximately 4.297 acres (1.738 hectares) of freehold pasture lane immediately adjoining the Far Forest settlement boundary and now to be sold free of any overage/development uplift provisions. The land directly adjoins existing residential properties and the grounds of Far Forest Lea Memorial C of E Primary School and has an established field gate access from Plough Lane. Plough Lane connects directly to the A4117

Agents Comments
The land will be of particular interest to investors, developers and strategic land purchasers prepared to take a long-term view. It occupies an attractive position in the heart of Far Forest, approximately 200 metres from the village shop and public house. The location of the site, its previous residential planning history and relationship with the existing settlement may provide long-term ‘hope value’ for possible future development, subject entirely to future planning policy and all requisite consents. The site is not presently allocated for residential development and does not benefit from planning permission for development. In the meantime, the land may also offer potential for agricultural/grazing, equestrian, private amenity, renewable energy, or biodiversity uses, together with possible subdivision and transactions with adjoining property owners, all subject, where necessary, to planning and other consents.

Location
Far Forest is a popular North Worcestershire village situated approximately 3.5 miles west of the Georgian riverside town of Bewdley, with Cleobury Mortimer approximately 5 miles away. The surrounding countryside provides numerous walking and riding opportunities, whilst the extensive Wyre Forest National Nature Reserve is a notable feature of the locality. The position of the land and its relationship with the existing settlement can be well appreciated from the aerial photographs and plans accompanying these particulars. https://w3w.co/atom.seeing.pointer

Long Term Development Potential and Current Emerging Planning Policy
Whilst the land is not currently allocated for residential development, and no representation is made that planning permission will be forthcoming, its location may offer long-term strategic or 'hope' value should current planning policy change in the future. The land was submitted to Wyre Forest District Council's ‘Call for Sites’ in May 2026 and, at the time of writing (September 2026), a response is awaited. Also, of potential relevance to a long-term purchaser, Wyre Forest District Council commenced preparation of a new Local Plan in August 2026 in light of new mandatory targets set by the Government. The new Local Plan is to be prepared following the Government Gateway scheme, whereby the Council must prepare and adopt their Local Plan within 30 months. It is expected that the proposed Local Plan will be published for draft consultation in January 2027, with adoption anticipated for January 2029.

Planning History
An outline planning application, reference 20/0951/OUT, was previously submitted for the development of 16 affordable dwellings, presented as an entry-level exception site, with all matters reserved except access. The application was refused on 16 March 2021. Prospective purchasers should read the full refusal notice and undertake their own investigations into the current planning position. The site has also recently been subject to an option agreement in favour of Piper Homes Ltd. This expired in May 2026.

Other Potential Uses
Aside from its possible long-term strategic development potential, the land may offer a number of other opportunities, depending upon the requirements of a purchaser and subject, where necessary, to planning permission, and other statutory or legal requirements. • Agricultural/Grazing Use – The land may be suitable for grazing or the keeping of livestock, subject to the nature and intensity of the proposed use. • Equestrian Use – Potential use as paddock land for recreational horses. Purchasers contemplating recreational equestrian will require planning permission as the current use would appear to be pasture/agricultural. • Biodiversity Net Gain (BNG) – There may be potential for habitat creation or enhancement and the provision of off-site biodiversity units to assist development elsewhere. Any such use would be subject to ecological assessment, the statutory biodiversity metric, appropriate legal arrangements, registration, and other applicable requirements. • Subdivision/Neighbouring Owners – The site shares extensive boundaries with existing residential properties and the adjoining school grounds. A purchaser may therefore wish to explore the potential for subdivision and the sale or letting of smaller parcels to neighbouring owners or occupiers, who may attribute a special value to additional land directly adjoining their existing property. Any subdivision, change of use or incorporation into residential curtilages may require planning or other consents. • Private Amenity/Recreational Use – The land may also appeal to purchasers seeking land for private amenity or recreational purposes, subject to the nature of the proposed use and any necessary consents. • Environmental, renewable-energy, or land-based uses - Other uses, including possible solar energy generation, may be worthy of investigation, subject to feasibility and all necessary consents

Planning
The land is sold subject to any development plan, tree preservation order, town planning schedule, resolution or notice which may be, or become, in force and subject to any road widening or improvement schemes, land charges, statutory provisions or bylaws. No representation or warranty is given as to the likelihood of obtaining planning permission for development or for any alternative use referred to within these particulars. Prospective purchasers must satisfy themselves as to the planning status of the land and should obtain their own independent professional advice before bidding.

Boundaries
The purchaser shall be deemed to have full knowledge of all boundaries and neither the vendor nor the vendor's agents will be responsible for defining the boundaries or their ownership. The plans and aerial photographs accompanying these particulars are provided for identification purposes only and should not be relied upon to establish the precise legal boundaries.

Wayleaves, Easements and Rights of Way
The property is sold subject to, and with the benefit of, all easements, quasi-easements, wayleaves, and rights of way, whether public or private, declared, or undeclared and whether specifically referred to within these particulars or not. To the best of the Agent's knowledge, there are no rights of way crossing the land itself. Plough Lane is understood to be an unadopted road and also carries Public Right of Way - RK-541. Prospective purchasers should satisfy themselves regarding all rights of access, ownership, maintenance liabilities, and rights of way by reference to the legal pack and their own solicitor.

Agents Note:
These particulars have been prepared in good faith to provide prospective purchasers with a general description of the land and the opportunities which they may wish to investigate. No representation or warranty is made regarding the development potential of the land, the likelihood of obtaining planning permission, or the suitability of the land for any particular alternative use. References to potential uses and long-term 'hope value' should not be interpreted as indicating that planning permission is likely to be granted. Prospective purchasers must undertake their own detailed enquiries in respect of planning, access, ownership, title, boundaries, rights of way, services, ground conditions, biodiversity, development potential, and all other matters relevant to their proposed use or interest. An auction contract pack will be available prior to the sale and prospective purchasers are strongly advised to read the complete legal pack and obtain appropriate independent legal and, where relevant, planning advice, before bidding. Copies of the decision notice relating to planning application 20/0951/OUT are available through Wyre Forest District Council's online planning records - www.wyreforestdc.gov.uk
