Delightful cafe with impressive sized flat above, close to the beach

Helmores are delighted to introduce this truly unique opportunity to own a piece of North Devon folklore. Adele’s café has been feeding the hungry tourists, lifeboat crew and fishing community of Ilfracombe for the past 12 years and offers a thriving, ‘year round’ business with a stylishly contemporary, 3 bedroom living area above the premises.

Originally the town’s ‘Custom House’, Adele’s café is located a mere 25 paces from Ilfracombe’s famous harbour and stunning beach, meaning that there is a consistently strong ‘footfall’ throughout the year. The café can accommodate an impressive 36 covers and during peak season will be full to the brim with well-fed, satisfied customers! The cafe includes customer WC facilities and there is a handy additional separate storeroom measuring 3.63m x 3.10m.

Above the café can be found an attractive, impressively sized flat, which offers magnificent harbour views. There are three good sized bedrooms, one of which boasts en-suite facilities, alongside a stylish, well maintained kitchen area and a light and airy lounge which lends itself perfectly to relaxing with a glass of something cold after a successful day’s business!

Please note company accounts can be supplied to interested parties.

Please enjoy our 3D Tour of the flat and promotional video which displays a fantastic view of Ilfracombe and its iconic surrounding areas.

ILFRACOMBE : The parish stretches along the coast from the 'Coastguard Cottages' in Hele Bay toward the east and 4 miles along the Torrs to Lee Bay toward the west. The resort is hilly and the highest point within the parish boundary is at 'Hore Down Gate', 2 miles inland and 860 feet (270 m) above sea level.

The landmark of Hillsborough Hill dominates the harbour and is the site of an Iron Age fortified settlement. In the built environment, the architectural-award-winning Landmark Theatre is either loved or hated for its unusual double-conical design. The 13th century parish church,Holy Trinity, and the St Nicholas's Chapel (a lighthouse) on Lantern Hill, have been joined by the Damien Hirst owned statue, Verity, as points of interest.

Ilfracombe is an iconic, popular holiday resort which attracts families and couples throughout the year. Wedding guests will often stay in the town due to the superb ‘Tunnels Beach’ wedding venue being located minutes from the harbour area. The town and surrounding areas are a ‘must see’ on the to-do list for anyone visiting the South West for a holiday.

DIRECTIONS : From the North Devon Link road follow the signs for Ilfracombe and when arriving at the Mullacott Cross roundabout, take the 3rd exit onto the A361. When arriving at the bottom of the hill into Ilfracombe (on the left you will find the Holy Trinity and St Peter Church) there is a roundabout. Take the second exit and at the traffic lights take a left onto Wilder Road. Keep going until you have passed the Landmark Theatre on your left and church on your right (follow the signs to the harbour). At the junction at the end of St James Place turn right (left will take you to the main harbour area) and you will find Adele’s café on the corner of Hierns Lane. There is ample parking in the car park opposite the café.
