Rectory Road, Dolton

4 bedroom property for sale

Guide price £325,000

A huge amount of space and potential on offer here - take a look. The flexibility is endless with either a 4 bedroom home with annexe or even with the potential to have 3 separate living spaces! Full of character and history - viewings now available.

Located in the centre of the busy village of Dolton, this characterful Grade II listed cottage offers excellent potential to further improve or simply enjoy the space on offer here. The house is full of history having formerly been the Wheelwright for the village and subsequently, part of the house was shown as a museum with the lathe and other workings still on show upstairs.

The house is essentially one property with a self-contained annexe (converted barn) in the rear courtyard but the layout of the house is large and with some thought, a new owner could further improve or utilise the existing rooms to suit their specific needs. The floorplan shows how the left hand side, with its own entrance front and rear, could be used as yet another independent annexe if this was preferred, meaning there could be multi-generational living in 3 parts of this pretty home. If this wasn’t needed, bedrooms 3 and 4 could be integrated into full living accommodation as at the moment, the left hand side of the house has been used for studio/hobby/gym space. Renovations could include moving the bathroom and partitioning bedroom 3 to create private spaces and bring these rooms back into the main house.

Outside, there is car parking freely available to the front of the house and the rear courtyard is a blank canvass. It has been left as such as the current owners didn’t want to finish the garden if a new owner had differing plans.

Agents Notes:

The annexe is to be used as ancillary accommodation to the main house.

Being Grade II listed, consent would be required for internal alterations.

Please see the floorplan for room sizes.

DIRECTIONS : From Winkleigh, continue on the A3124 towards Torrington and turn left at Dolton Beacon as signed to Dolton. Proceed for approx. 1.5 miles and into the village. Wheelwright Cottage will be found on the left hand side (just before Dinnis Cross).

WINKLEIGH is a gem, concealed deep within the rise and fall of the Mid Devon hills. As far as villages go it is quite large and has a strong communal atmosphere, whilst still retaining many of its unique traditions (including an annual 750 year old country fayre). Winkleigh has many facilities, including: 2 pubs, a post office, general stores, a butchers, a vets, a doctor’s surgery, mechanics garage, a primary school, a chapel, sports centre, village hall and community hall…certainly enough to satisfy. For history enthusiasts the village is home to the ruins of two 12th Century castles – the only village in Devon that is. The closest supermarkets are in the town of Okehampton about 11 miles away, where access to the A30 dual carriageway is also found (a direct route to Exeter).
