Introduction

Upton Hellions Barton is a stunning Grade II* Listed barton farmhouse set in a very rural location just a couple of miles outside of Crediton and approx. 30 mins from Exeter and Tiverton. The Listed Buildings notes state that it is a gentlemans residence, now farmhouse. Built C1566 for Doctor Carew, modernised C1792 for Richard Read and again in the C19 & C20. Primarily of local stone, part rendered under a thatch roof including some impressive stone chimney stacks. Being such a high status building it has some most impressive historical features including an original door dating from 1566.

The House

Magnificent cross passage hall with the original Elizabethan front door with fine door frame and further Elizabethan studded plank door with original strap hinges. Throughout the house, the rooms are well-proportioned with excellent ceiling height and many original features are on show. Mullioned windows and exposed beams over fireplaces, brick and tiled floors and huge ceiling beams. From most windows there is a view either over the gardens, courtyard or across the surrounding countryside.

The property displays various era’s throughout with many original features and some 20th Century “upgrades” however, this gives a superb mix and although many would try to restore some originality to parts, the accommodation is vast and liveable and would work for a large family or indeed two families coming together to live close but independently. There is oil fired central heating plus a large Aga in the kitchen, the heart of a home like this.

Note: The house has been used as two dwellings for a number of years; the western end known as Upton Hellions Barton whilst the eastern part known as The Priory. The house can be used as one 9 bedroom house of as a 5 bedroom house with a 4 bedrooms annexe – ideal for multi-generational living.

The Grounds – As you enter the grounds of Hellions Barton, the private driveway dissects two paddocks, running to an extensive parking area. At the rear of the house is a wonderful historic courtyard with gardeners’ loo and freezer room along with the fine Cider Barn still with its original press and with loft over. The further barn is the Stable Barn and is again built of stone with a slate roof with further stores behind. Beyond this is a series of cob barns that could (subject to consent) be restored to being useable spaces, ideal for an office or gym!

At the front of the property is the main garden, accessed via impressive iron gates on granite pillars with extensive lawns and a path leading up to the front door. There are paddocks and various areas of gardens and the views are stunning from the higher levels. Overall the property amounts to about 4.6 acres – see plan.

CREDITON : An ancient market town, with a contemporary feel – only a short, 20-minute drive NW from the city of Exeter. Set in the Vale of the River Creedy, amongst gentle, rolling hills and verdant pastures. Sincerely picture postcard. Once the capital of Devon, Crediton is famed for its inspiring sandstone church and for being the birthplace of Saint Boniface in 680 AD. Its high street is a vibrant place, abuzz with trade –artisan coffee shops, roaring pubs, a farmers’ market and bakeries, jam-packed with mouthwatering delights. For those commuting it has hassle free transport links into Exeter and for schooling a prestigious community college (Queen Elizabeth’s) – with an Ofsted “outstanding” sixth form.
