Longdown, Exeter

3 bedroom property for sale

Guide price £375,000

1920's semi-detached family house in sought after Longdown, just a few minutes from Exeter, currently 3 bedrooms but with scope to extend (stp), amazing views, generous plot and garage/parking.

Longdown has an enviable position as a village just 4 miles west of Exeter within an easy commute to the city and into the Teign Valley. Being elevated, the outlook is stunning with far reaching views across to Haldon Forest and the tower of Haldon Belvedere (hence Castle View), down to the Exe estuary and the sea. The village has a pub, The Lamb Inn and village hall and there’s village primary schools in Dunsford and Ide or into Exeter itself.

The house is semi-detached and one of just the pair, build around 1920, the room proportions are great with higher ceilings and regular room shapes. The kitchen and dining room have been opened up to create a sociable and welcoming room with exposed timber floorboards and large south facing windows over the garden and beyond. The exposed flooring continues through most of the house adding character, as does the wood-burning stove in the living room and bespoke kitchen. There’s a large boot room entrance along the rear and along with the utility room, there’s plenty of storage. The living room currently opens (door rarely used) into the workshop and there’s scope to enlarge the room by pushing out without too much disruption. On the note of extending, the neighbouring house has had a loft conversion to add further bedrooms plus there is certainly room to extend to the side on the ground and first floors without eating into the garden (subject to permissions). To the south side is a timber conservatory enjoying the garden views. On the first floor, the 3 bedrooms and bathroom are all well presented. The house has oil fired central heating and double glazing.

Outside, the driveway initially serves 2 other properties and then gives rise to off-road parking for No.2 Castle View in front of the garage for a couple of vehicle. Access to the house passes No.1 and then through a gate into the more secluded No.2. The plot size is generous with gardens to both the front and rear and with stores, a workshop and greenhouse, there’s again plenty of space. The gardens are surrounded by natural hedges and fencing and are elevated giving privacy. The garden has a wildlife feel about it with plenty of plants to attract an abundance of wild birds and insects.

Agents Notes:

The parking and garage for No.2 is on the left at the end of the drive and you will see a gate “behind” the houses, clearly marked with a “2” for access.

Please see the floorplan for room sizes.

LONGDOWN is a small village in the Parish of Holcombe Burnell, located in the epic scenery of the Teign Valley, 4 miles west of Exeter. This delightful setting on the B3212 between Exeter and Moretonhampstead boasts the acclaimed Lamb Inn which dates back to the 1700s and is a favourite for fine food, ale and cider lovers. Half a mile from the centre of the village is the 760 metre-long Perridge Tunnel, part of the now disused Teign Valley Railway, a masterpiece of Victorian Engineering. If you love a Sunday stroll, there are numerous breathtaking walks close by, including Canonteign Falls, the highest man-made waterfall in England as well as the Kenwick, Tottiford and Trenchford Reservoirs. Buses run regularly between Moretonhampstead on the edge of Dartmoor to the centre of the County Capital, Exeter. The M5, with routes to the north and the A30 (the main route into Cornwall) are a few minutes’ drive away.
