Barton Close, Cheriton Fitzpaine

2 bedroom property for sale

Guide price £250,000

Detached bungalow in a pretty village setting, good sized gardens, no chain and ready for new owner, garage and ample parking.

Cheriton Fitzpaine is a pretty village approx. 5 miles from Crediton, with good access to both Tiverton and Exeter. There is an active community here and with its own primary school (bus to secondary in Crediton), church, doctors’ surgery, community shop and pub, it will suit a range of buyers.

This detached bungalow is well positioned, being set back from the village road giving a pleasant outlook over the garden and rooftops to the surrounding countryside. The plot size is generous with good sized gardens to the front and rear, ample parking and a garage with electric door. The property has been well maintained and has double glazing and oil-fired central heating. The kitchen overlooks the front, as does the light living room and to the rear are the two double bedrooms and the bathroom with Jacuzzi bath.

The gardens will be an attraction for many. The front garden is mainly laid to lawn with attractive planted beds and the driveway has room for numerous cars and although it does gently slope, the gardens and pathways are mainly level. A covered passage to the side offers a useful porch/boot room (with boiler) and the rear garden is split to provide a block paved patio area and lawn, surrounded by timber fencing. There is a greenhouse and shed (both are fairly elderly!) but the bases are there should a new owner wish to replace them. There is also a lean-to garden room to the rear.

Please see the floorplan for room sizes.

DIRECTIONS : Leave Crediton on the A3072 towards Bickleigh and after approx. 3.5 miles, turn left at Coffin Tree Cross signed to Cheriton Fitzpaine. Continue on until reaching the village. With the Half Moon Inn on your left, take a left at the T-junction and proceed through the village, passing the church on your right. Bear right around the right hand bend and 3 Barton Close will be found on the right.

CHERITON FITZPAINE sits in a vast and hilly lowland region of Devon, the village is 9 miles from the City of Exeter and 1.5 miles northeast of the Crediton/ Tiverton A3072 road – a route that could be argued to be one of the most stunning sunset drives in the county. The village appears timeless and has many listed cottages with the classic poured custard thatched roofs. Notably there’s also a gothic church, known for its hard edges and sharp peaks. There are two pubs, The Ring of Bells and The Half Moon Inn – both of which are unique, but equally Devonian in spirit. Cheriton Fitzpaine is a substantial size and has a multi-million pound primary school, a community shop and Doctor’s surgery plus nearby Thornes Farm Shop, Café & Deli which is home to some exceptional quality homegrown produce. Local children are fortunate to be able to use (acquire grass stains in!) and shoot hoops in ‘Jack’s Acre’, a large playing field/ park maintained by the parish council.
