** 3D TOUR AVAILABLE ** Spacious detached house found within a friendly village, offering fantastic potential to add value AND create a wonderful family home! Includes four bedrooms, large lounge diner, kitchen breakfast room & utility, plus sizeable gardens, driveway & garage.

Royal Oak Cottage is an imposing period detached house with enormous scope to add value and create a fantastic family home from this spacious (125sqm / 1,350sqft) residence. It is found in the heart of the lovely village of Chawleigh, which is just a short drive from the ever popular and improving facilities and amenities in Chulmleigh.

The accommodation includes a large triple aspect lounge diner with a stone fireplace, wood-burning stove and bread oven and a kitchen breakfast room which is of a good size and has an adjoining utility room. The ground-floor cloakroom with WC and sink has more than enough space for a shower if desired.

Upstairs we have four bedrooms, with an en-suite shower room off the master and a large family bathroom, which again has space for a separate double shower with a bit of reconfiguration. There is central heating pipework and radiators with a back-boiler from the wood-burning stove, which would be improved with a new boiler.

Outside - The property is approached from the main street with DRIVEWAY parking to the side of the house leading in turn to the GARAGE which has been subdivided to form two rooms with a WORKSHOP area to the rear. The rear garden extends to around 25m / 80ft and is mainly laid to lawn with mature trees and hedging and provides an excellent degree of privacy from neighbouring properties. There is a stone log store with further store adjacent.

CHAWLEIGH is a village set back from the A377, approximately halfway between the City of Exeter and Barnstaple in North Devon. Less than an hour’s drive from each, it stands on high ground, beyond the Little Dart and Taw Rivers. It features an historic church, fashioned from stone in the early English style, with an embattled tower containing six bells. The village has a traditional inn and a post office/ shop. There is a well regarded nursery and pre-school in the village and schooling to secondary level in the nearby town of Chulmleigh, where you can also find a range of shops and amenities. Eggesford station is only 2.5 miles away, where trains run north and south overlooked by sheer wooded valleys, a prominent feature of the area.  There are excellent opportunities for walking and riding in the area and the scenic beaches of North Devon can be found within an hour's drive.
