This spacious terraced house is found in an elevated semi-rural location on the edge of the popular & community lead village of Cheriton Fitzpaine with its lovely amenities.

The accommodation feels large & is well-proportioned and includes two double bedrooms & a family white suite bathroom all upstairs – They all take in the great views to the front & the rear and the bathroom includes a shower & screen over the bath & a heated towel rail. Downstairs we have a sizeable living room with a wood-burning stove (back-boiler to heat radiators & the hot water, with electric immersion also on the cylinder), a kitchen diner with integrated fridge & freezer, induction hob, oven & extractor fan, plus a cloakroom with WC. The whole property is uPVC double glazed and there are solar PV panels, which are owned outright and provide an index linked payment for power returned to the grid.

There is also a greenhouse & storage shed. Immediately behind the house is a right of way, but the rest of the garden could easily be enclosed, this property also has right of access passed the neighbours house to access the unallocated parking provided for the Wordland Cross residents.

DIRECTIONS: From the centre of Crediton leave the town via the A3072 towards Tiverton, after approximately 3.5 miles turn left as sign posted Cheriton Fitzpaine. After 1.2 miles on this road 2 Wordland Cross is found on your left (before you head back down the hill into the main village).

CHERITON FITZPAINE sits in a vast and hilly lowland region of Devon, the village is 9 miles from the City of Exeter and 1.5 miles northeast of the Crediton/ Tiverton A3072 road – a route that could be argued to be one of the most stunning sunset drives in the county. The village appears timeless and has many listed cottages with the classic poured custard thatched roofs. Notably there’s also a gothic church, known for its hard edges and sharp peaks. There are two pubs, The Ring of Bells and The Half Moon Inn – both of which are unique, but equally Devonian in spirit. Cheriton Fitzpaine is a substantial size and has a multi-million pound primary school, a community shop and Doctor’s surgery plus nearby Thornes Farm Shop, Café & Deli which is home to some exceptional quality homegrown produce. Local children are fortunate to be able to use (acquire grass stains in!) and shoot hoops in ‘Jack’s Acre’, a large playing field/ park maintained by the parish council.
