Middle View, Zeal Monachorum,

4 bedroom property for sale

Guide price £550,000

A large (approx. 2400 sqft) modern house at the end of a village cul-de-sac and in 0.4 acres of gardens, 4 double bedrooms (2 ensuite), large farmhouse kitchen, 2 reception rooms, study and utility, double garage and store.

In a small cul-de-sac of just a handful of houses in the pretty Mid-Devon village of Zeal Monachorum, stands this modern detached house, an attractive and large property in a garden to match, it is sure to appeal to a range of buyers. The accommodation is generous with approx. 2400 sqft of space over two floors and with the potential to further increase (subject to planning) with a garden room for instance.

The property has been well designed and finished by the current owners with modern shower rooms, a farmhouse kitchen and feature walls in most rooms including a lovely tiled entrance hall with an oak and glass central staircase. There is a gas fired boiler powering the underfloor heating on both floors. Ideal for country living, there is a large utility/boot room opening to the rear and a large porch to the front. A living room with vaulted ceiling and woodburner can be found overlooking the lower area of garden with double doors opening to outside too. A dining room (currently set up as a snug/cinema room) also offers flexibility to the way the rooms are used. A WC and study complete the ground floor. The staircase opens onto a large landing with seating area and overlooks the garden. The master bedroom with juliette balcony, built in wardrobe and an ensuite with bath and separate shower is a perfect escape. There are 3 further bedrooms with another having an ensuite shower room and a luxury family shower room too.

Outside the property is approached by its own gated drive from the end of the cul-de-sac and in all the plot extends to about 0.4 acres. The garden to the front is a mixture of lawn and a small orchard area too. The driveway provides parking and access to the excellent detached double garage with twin double doors and side pedestrian access. To the rear of the garage is a useful store. A hidden, lower area of garden is found to the side of the living room with stone walling and a small but pretty leat giving a lovely feature. Please note that the pathways around the house and the terrace to the side/rear haven’t been finished but are a blank canvass for a new owner to further improve. Natural stones for further walling will be included in the sale.

ZEAL MONACHORUM
is situated 8 miles northwest of Crediton, hidden within vast and tumultuous farmlands. Its name is of Latin origin ‘Cella Monachorum’– meaning ‘Cell of the Monks’. Like many Devon villages Zeal is home to a number of period properties, and buildings that have a strict conservation status – preserving the traditional beauty expected from rural settlements. Its church is old (understatement) (1235, late Saxon) and in its yard is a yew tree rumoured to have experienced a 1000 birthdays or more (not that anyone celebrates). The village is also known for having the most family friendly inn around, ‘The Waie Inn’ – offering great food & drink, both outdoor and indoor children’s play areas, a heated swimming pool, skittle alley, large function rooms (for weddings, parties etc), an astro turf pitch, squash courts, fishing lake and B&B rooms.
