East Village, Crediton

4 bedroom property for sale

Guide price £625,000

A large detached barn conversion in this rural Mid-Devon hamlet, large paddock and gardens extending to approx. 1 acre with ample parking, large double timber garages and further stone barn - No chain.

Just a couple of miles north of Sandford (between Sandford and Cheriton Fitzpaine) sits the small hamlet of East Village, a pretty collection of varying property types including thatched cottages, farmhouses and even a converted chapel. There are plenty of countryside walks along the lanes and footpaths and Crediton is only 10-15 minutes by car and Exeter is within half an hour. The local schools are in Sandford for primary and Crediton for secondary, served by a school bus service.

The barn has been converted for a number of years but has in the last couple of years been renovated by the current owners. Much of the character has been retained in the barn with a large fireplace and wood-burner creating a beautiful focal point in the spacious living room. There are exposed beams and curved rendering to remind you of its history. For a conversion of this type, the property is light with lots of windows including fantastic bi-fold doors opening to the rear garden and paddock. There is oil fired central heating throughout with underfloor heating to the ground floor and zoned radiators on the first floor (each room has a separate digital thermostat) plus low maintenance uPVC windows and solid hardwood external doors. The kitchen has been well designed with plenty of storage space with a Range style cooker and integrated appliances and a lovely central island. There is a snug which can be accessed from the living room and a flexible ground floor bedroom gives the option of using as a bedroom or a large office or playroom.

A stylish glass and oak staircase leads to the first floor landing with access to the three double bedrooms on this floor plus the stunning family bathroom. The bathroom has a large wet-room style shower and a free-standing bath too with storage provided via a large vanity unit. The master bedroom is truly enviable with a large floor area and being dual aspect with some lovely views over the garden and paddock. Double doors lead to a dressing room with built in wardrobes and onto a private en-suite shower room with large shower.

Outside, the property has ample parking in the drive with access to the side of the barn giving vehicle access to the double timber garages. There is an original two storey stone barn which would suit a range of uses but is currently un-converted and used as storage. Subject to the necessary permissions, this barn maybe used for ancillary accommodation to the main house and possibly used as an annexe or similar. The gardens are level and lead directly into the large paddock which is surrounded by natural hedging and open to the garden as it stands but could be fenced off if required. The outside is somewhat of a blank canvass which could suit a range of buyers and uses.

Please see the floorplan for room sizes.

EAST VILLAGE is a small, quiet community about 2.5 miles from Sandford and the same distance from Shobrooke and Cheriton Fitzpaine.  At Sandford there is a post office, two inns, historic parish church, village hall and a highly sought after primary school. A school bus takes the primary school children to Sandford school and a second bus takes secondary school children to Queen Elizabeth Community College in Crediton. Crediton offers all the facilities you would expect from a busy country town with shops, supermarkets and a modern leisure centre. Although enjoying rural tranquility, East Village is accessible to the remainder of the country via the M5 motorway at Junction 27 beyond Tiverton or Exeter to the east, whilst there are mainline railway stations at Exeter St Davids or Tiverton Parkway. To the east of Exeter there is a regional airport with national, European and transatlantic flights.

DIRECTIONS : From Crediton take the road to Sandford & proceed into the village and turn right opposite the church passing the village hall. At the first T-junction turn left following signs for East Village. After about 2 miles arrive in East Village, pass the crossroads and Doddridge Barn will be found on the left before leaving the village.
