Eastington Lane, Lapford

3 bedroom property for sale

Guide price £350,000

A great position with breathtaking views for this 3-bedroom detached bungalow in a village setting, modern kitchen, vaulted living room with open fire and south facing gardens, there's plenty of parking too plus a large garage.

Situated on Eastington Lane, a small road with a collection of individual properties and on the edge of the village. It is within walking distance of the primary school, village pub, church and bus stop and there is a shop/petrol station and railway station at the bottom of the hill at Lapford Cross.

The property is generous with over 1500 sqft of accommodation (over 1900 sqft including garage) and has been well maintained by the present owner. There is LPG central heating, double glazing and the whole property is natural in décor and flooring. The layout is interesting with the living room having a double height vaulted ceiling and open fire plus wonderful views over the garden, adjacent field and with Dartmoor in the far distance. There’s a modern fitted kitchen (including an electric range), which again looks out over the gardens plus a useful utility, WC and internal door to the garage. There is a separate dining room and spacious hall. The bedrooms are all doubles with the master bedroom having an ensuite shower room and built in storage.

Outside to the front, the property has driveway access with plenty of parking and a large garage with electric door. There’s potential to create a larger parking/turning area too by removal of some planted beds if required. To the rear of the property is a south facing garden with some stunning views. There is a raised paved seating area (accessed from the rear kitchen door/porch and from the living room's patio doors) to take in the views and the remainder of the garden is lawned with well stocked flower beds.

Please see the floorplan for room sizes.

DIRECTIONS :
From the A377 at Lapford Cross, head up into the village of Lapford passing the church on your left and the pub on your right. Take the right after the pub into Eastington Lane and bear round the corner to the right. Parkhill will be found on your right.

LAPFORD
is a large village, beyond Morchard Road on the A377 – 9 miles from Crediton and 16 miles from the City of Exeter. Like most Devon parishes, it’s not far from a lovely collection of trees – Eggesford Forest is just up the way, a regal coniferous plantation that plays host to variety of creatures including adders, butterflies, buzzards and woodpeckers (and badgers!). The village itself has a primary school with an excellent Ofsted report, sizeable playing fields (with a football pitch and kid-friendly playground) and a busy pub – The Old Malt Scoop Inn, once a 16th Century coaching inn – which now offers an à la carte dining experience, using only the best local produce.
