3 bedroom property for sale

Guide price £295,000

*** VIEW OUR 3D TOUR ** This is such a rare find! An end of cul-de-sac detached 3 bed house with south facing garden and garage, lovely master en-suite and bi-fold doors to the garden, all within a 30 second walk to the High Street (not that you'd know!)

For those who know Crediton, you’ll know that the town’s High Street is in a valley with most of the houses on either side. There are some lovely views on offer but it also means that finding a property on the level for access to the town can be tricky. Well this could be the answer. Just a few seconds walk from the High Street (via a footpath) is this lovely detached house in Waresfoot Drive. The house was built in 2011, designed by local architect Edward Holden and is a real one off.

From the Waresfoot Drive approach, the house is at the end of the cul-de-sac and at first glance, very much looks like a bungalow. You enter on the middle floor from the front door and on this level are two bedrooms and a shower room plus a door linking to the integral garage. There are stairs down to the large and light living/dining room with a whole wall of bi-folding glass doors onto the south facing rear garden. The kitchen is well fitted and has integrated appliances and even a cat hatch through the wall! There is also a separate utility room and WC. From the middle floor, there are stairs up to a large master bedroom and en-suite bathroom which is a lovely addition. So that is 3 bedrooms and 2 bathrooms in total.

Outside, the garden lies to the south of the property and is mainly level with easy to maintain pathways and gravel beds. There are a variety of different plants and there is a pedestrian access onto the footpath linking to the High Street. It is a real treat to have this so close to the town and south facing too!

Agents Notes: There is currently a stairlift in the property linking the living floor and the middle floor. The owners are in the process of having it removed however if it is wanted, it can form part of the sale and stay.

We have produced a video tour of this property, please speak to the agents for details on how to watch!

CREDITON : An ancient market town, with a contemporary feel – only a short, 20-minute drive NW from the city of Exeter. Set in the Vale of the River Creedy, amongst gentle, rolling hills and verdant pastures. Sincerely picture postcard. Once the capital of Devon, Crediton is famed for its inspiring sandstone church and for being the birthplace of Saint Boniface in 680 AD. Its high street is a vibrant place, abuzz with trade –artisan coffee shops, roaring pubs, a farmers’ market and bakeries, jam-packed with mouthwatering delights. For those commuting it has hassle free transport links into Exeter and for schooling a prestigious community college (Queen Elizabeth’s) – with an Ofsted “outstanding” sixth form. In addition, it boasts a brilliant gym & leisure centre for New Year’s resolutions, two supermarkets for the weekly shop and a trading estate for any practical needs. All neatly held in a single valley.

DIRECTIONS : On foot: From the High Street there is a footpath which connects the High Street to Waresfoot Drive. This can be found by going through the arch to the left of Reed Lettings, head to the back left of the small car park and follow the path. Once in Waresfoot Drive, Little Lark will be immediately on your left.

By road: From the High Street, turn into Searle Street and proceed to the top. Turn left onto Peoples Park Road and then take the next left into Waresfoot Drive. Little Lark will be facing you at the bottom of the cul-de-sac.
