The site is allocated for residential development within the Ceredigion Local Development Plan (2007-2022) for 16 units. Initial works by the vendor has indicated a greater density is possible, STC. The site is allocated with LDP reference H0204 (land adjacent to Robbie Villa, Spring Gardens, St Dogmaels) where a full description of the site expectations and constraints are identified by the Council.

In total the amount of land allocated is 0.63 hectares/1.55 acres immediately adjacent to St Dogmaels Road.
